80 William Street Apartments

Description:

The Terrace Tower Group Building is a 20,000m2 commercial premises which was completed in 1987. It is terraced from levels 12-19 along William Street, Sydney, creating a distinctive design.

The façade consists of exposed aggregate finished precast concrete elements surrounding aluminium framed windows. The roof top of the complex consists of a combination of exposed mineral finish torch on membrane systems and liquid membrane systems covered by tiled floor finishes.

The purpose of the works was to repair, stabilise, restore and conserve the façade components. Freyssinet Australia was engaged to undertake façade repair works outlined in the repair specification prepared by ARUP.

Key Aspects:
Consisting of 14 drops in total, with access provided via swing stages, rope access and conventional scaffolding, the works involved approximately 2500l of concrete repair, 11,850lm of joint sealant replacement and 7,500m² of waterproof membrane coatings.
The building housed several government agencies and federal courtrooms, which were required to remain fully operational and undisturbed during the course of the project.
The building was bordered by pedestrian footpaths on all working sides, requiring the erection of engineered overhead protection which also housed site amenities and swing stage landing platforms.
All repair works were self-performed by Freyssinet Australia’s building remediation team, assisted by our industrial rope access team.
The project was completed ahead of program and without interruption to the operations of the building.
